“The Directors have considered the appropriateness of adopting a going concern basis in preparing the financial statements. Their assessment was primarily based on the Company's cashflow forecast to 31 December 2026, with sensitivity testing performed to assess the impact of plausible downsides and headroom under financial covenants, including reviewing existing and undrawn loan facilities. The Company is expected to maintain its current structure and operations, generating revenue through property leases. As at 30 June 2025, property leases had a weighted average of 2.2 years to expiry and weighted average of 1.4 to the earlier of expiry or a break clause. The Company continues to invest in high quality assets which, for the foreseeable future, are expected to generate positive cashflows, providing the Company with sufficient cash resources to settle its obligations as they fall due. As at 30 June 2025, the Company is in full compliance with its loan covenants and is expected to remain so for the foreseeable future. Based on the analysis performed and the above mentioned factors, the Directors have reasonable expectation that the Company has adequate resources to continue operational existence for a period of at least 12 months from the date of signing these financial statements and have therefore adopted a going concern basis in preparing the accounts for the year ended 30 June 2025.”

- “In October 2025, subsequent to the reporting period but prior to the authorisation of these financial statements, the Capital Industrial Group exchanged contracts for the disposal of the Acton Holdings site, which included two properties within the Company, namely Acton Business Centre and 5-9 School Road. As at 30 June 2025, the properties were valued at £25.35m and £24.65m respectively. In accordance with 'IFRS 5 Non-current Assets Held for Sale', these properties were recognised as non-current assets held for sale.”
