The biggest facilities management companies in the UK, 2026

The UK's biggest FM providers — integrated FM, cleaning, M&E maintenance and housing services — ranked by the turnover in their own filed Companies House accounts. PFI shell companies, NHS captives and contract caterers are excluded; divisions that file separately from parents ranked elsewhere are ranked here with ownership noted.

£15.75B combined turnover, top 25 FM providers
154,699 staff employed
4 providers at £1B+ turnover

What the filings show

FM has a clear champion: Mitie at £5.09B is two and a half times its nearest rival, and together with CBRE's contract entity and Sodexo it forms a £1B+ club of just 4. Below that the industry fragments fast — which is exactly why it keeps consolidating: OCS merged with Atalian Servest, Bidvest keeps buying, and the private-equity interest in boring, contracted, people-heavy revenue hasn't faded.

This is Britain's outsourced workforce in one table: the firms here employ 154,699 people cleaning, maintaining and running buildings. Margins are thin and the labour intensity shows in revenue per head — integrated FM runs £40–60k, and the 5 specialist cleaning firms lower still. The raw SIC data is full of impostors: PFI hospital shells, NHS subsidiaries and government captives all file under FM codes and are excluded with reasons.

Growth is steady rather than spectacular — City FM (+48%), OCS (+47%), Arcus FM (+29%), Jaguar Building Services (+25%) lead — and the cross-list connections matter: Mitie's security arm is the #1 firm in our security list, while Kier's and Robertson's FM divisions rank here even as their parents rank among contractors. Filed entity by filed entity, the outsourcing economy maps cleanly.

The firms we can't rank

FM's missing names are mostly catering groups and restructured entities awaiting clean filings.

How this list is built

Source. The latest annual accounts each firm filed at Companies House. Where a firm files consolidated group accounts, the group figure is used; the entity ranked is named under each firm. Where a firm filed a transition period longer or shorter than twelve months (flagged in the Accounts column), the table shows the filed figure but the firm is ranked on its annualised equivalent.

Who counts as an FM company. Integrated facilities management, commercial cleaning, M&E maintenance and housing services — tagged by segment. We exclude PFI project SPVs (single- contract shells), NHS trust subsidiaries and government-owned captives, contract caterers, and intra-group subsidiaries of ranked groups.

Scope. UK filings only — CBRE, ISS, ABM, Sodexo and Apleona rank on their UK entities. Where a group ranked in another of our lists has an FM division that files separately (Kier, Robertson), the division ranks here with ownership noted; Mitie ranks as a group here because FM is its core business.

Cadence. Rebuilt monthly as new accounts land. Spot a provider we've missed or misread? Tell us — the methodology only works if it's challenged.

Quick answers

What is the biggest facilities management company in the UK?
Mitie — £5.09B in its latest filed group accounts, roughly two and a half times the next filer (CBRE Managed Services, £2.03B).
Why isn't Compass Group on this list?
Compass is a contract caterer — a different industry, even though procurement departments often buy catering and FM together. Sodexo stays on the list (tagged catering & FM) only because its single UK filing genuinely mixes both and can't be split.
Why do some FM names appear in other lists too?
Because divisions file separately: Mitie's security arm appears in our security companies list as its own filer, while Mitie Group ranks here; Kier Facilities and Robertson FM rank here while their construction parents rank in the contractors list. Each row says which entity it is.
What's been excluded?
PFI project SPVs (hospital companies that exist to hold one contract), NHS trust subsidiaries and government-owned captives, and contract caterers — 5 specialist cleaning firms stay, tagged. The biggest "FM" filings in the raw data are often none of these things.
